Terms of Service

GateKeeper provides community and gate management software for gated and resort communities. GateKeeper is operated by Common Area LLC (“Common Area,” “we,” “us”). By accessing or using the GateKeeper marketing site at gatekeeperhoa.com or the GateKeeper application, you agree to these terms.
Use of the service
GateKeeper is provided to communities and their authorized administrators, staff, and residents to manage gate access, guest passes, vehicles, residents, violations, communications, and related community operations. You agree to use the service only for lawful purposes and in accordance with these terms and your community’s policies.
Accounts
Access to the application requires an account. You are responsible for the activity that occurs under your account and for keeping your credentials secure. Community administrators are responsible for the accuracy of the community data they enter and for the permissions they grant to their members.
Text messaging (SMS) terms
GateKeeper can send text messages (SMS) related to gate access. The primary message is a gate pass: when a community resident registers a visitor, the resident enters that visitor’s mobile number in the application to send the visitor a link to their digital gate pass (a QR code) to show at the community gate. By providing a mobile number, the resident confirms the visitor expects to receive their gate pass.
- Program. GateKeeper Gate Pass Alerts, operated by Common Area LLC. Messages are transactional and are sent per visit at the resident’s request. GateKeeper does not send recurring or promotional texts through this program.
- Message frequency. Message frequency varies — typically one message per visit.
- Message and data rates. Message and data rates may apply, depending on your mobile carrier and plan.
- Opt-out. You can cancel the SMS service at any time. Text STOP in reply to any message from us and you will no longer receive SMS messages from GateKeeper. After you send STOP, we will send one final SMS message to confirm that you have been unsubscribed. To rejoin, have a community resident send you a new gate pass and reply START, or contact support.
- Help. If you are experiencing issues with the messaging program, reply HELP to any message for assistance, or contact us directly at support@gatekeeperhoa.com or (843) 473-8275.
- Carriers. Carriers are not liable for delayed or undelivered messages.
- Privacy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. We do not sell or share mobile numbers or SMS consent. See our Privacy Policy for details, including how mobile numbers are handled.
Payments
Certain features involve payments (for example community fees, assessments, or gate-pass fees). Payments are processed by our payment provider, Stripe. Fees are described at the time of purchase and are subject to the applicable community’s policies.
Disclaimers and limitation of liability
The service is provided “as is” without warranties of any kind to the fullest extent permitted by law. To the maximum extent permitted by law, Common Area is not liable for indirect, incidental, or consequential damages arising from your use of the service.
Changes to these terms
We may update these terms from time to time. When we do, we will revise the “last revised” date at the top of this page. Continued use of the service after changes take effect constitutes acceptance of the updated terms.
